I've been trying to buy my first house now for a couple weeks, and I've put three offers on different houses in the past weeks, and lost all three of them to other buyers. This is supposed to be a buyers market, why am I stricking out on every house I like?? I guess I have good taste, and not enough money. Good news is the last two houses I put offers down on weren't even on the market for a week. I guess the next gem could come on today or tomorrow. I just want to get my house!! Pray

Hang in there. Where are you looking? What part of town?
I HATED the hassle of buying a house, but it's worth it. Plus, you don't want to rush into anything and be stuck!

›First house was Westport - 43rd and Mercier
›Second house was Historic Hyde Park - 37th and Baltimore
›Third house was Merriam Place - 18th and Summitt (AWESOME VIEW of Crossroads/midtown from Western auto bldg south to One Park Place)

Wow...it must be the location or maybe this is a sign that the market is improving some in this area (my guess is the location).

My old house is still on the market (6 months later). Thank God we did the trade thing (it is even listed at $50 less than we "sold" it for and they haven't even paid commissions).

Do you have all of your ducks in a row? I.e. do you have your approval letter and everything? Sometimes sellers will reject offers if it is contingent upon getting funding. They don't want to tie up their house in a deal that prevents others from making offers.

We already pay too much for comics, why pay to keep track of them?

Oh yeah I've got all the paper work I need. The houses are just such great finds that I only get one bid on it because more than just myself put a bid down on the houses, so I just got outbid, but I know what my price comfort zone is, so I make reasonable offers, but I got outbid each time. Believe it or not, every house went for MORE than asking price.

I'm discouraged by the facial hair and wardrobe choices of that sausage in the Dillard's ad. No one really buys those kinds of shirts do they?

Brian,

IT is most likely the neighborhood. There are still areas in the metro that are hot spots regardless of the soft market. You seem to be looking in those areas.
